Expertise
Brian is a partner in the Commercial Real Estate (“CRE”) Department at Matheson and heads up the firm's Development Land Group.
Brian advises on all areas of property development law and negotiates related sale and purchase contracts, with extensive experience in the set-up and design of privately managed residential, retail and mixed use schemes. He has particular expertise in the area of enforcement and insolvency-related multi-family sales in privately managed apartment schemes and mixed-use developments.
Brian has advised institutional, private equity and opportunistic investors on investment in the key CRE assets classes of office, retail, development land, multi-family developments and non performing loan books secured on CRE assets.
Brian has advised financial institutions in the disposal of trophy assets and high volume loan portfolios, with associated online data room design and management services. He has also advised financial institutions and private equity investors on the acquisition of high volume loan portfolios.
Brian has advised:
- Aramark Corporation on the purchase of Avoca Handweavers Limited, with large real estate due diligence exercise and associated asset management issues.
- Avenue Capital / O’Flynn Group on their bid to purchase Project Clear, a RBS / Ulster Bank loan book secured on the largest development land secured loan portfolio disposed of in Ireland.
- Cairn Homes plc. on the purchase of part of the Cherrywood SDZ development lands from Hines Real Estate Ireland.
- DekaBank on the provision of funding to Hines Real Estate Ireland to finance its purchase of the Bishop’s Square office development at Kevin Street, Dublin 2.
- DekaBank and ING Bank on the provision of funding to AGC Equity Partners in its purchase of the One Spencer Dock office development, occupied by PWC as its Headquarters in Ireland.
- Hines Real Estate Ireland and Cale Street on their bid to purchase Project Jewel, a NAMA loan book, secured on shopping centres, to include Dundrum Town Centre.
- Starwood Capital on the purchase of the Elm Park Development from a NAMA appointed receiver.
- Starwood Capital on the sale to IRES REIT plc. of over 200 residential units, located in part of the Elm Park.
- Starwood Capital on the sale to Standard Life of the Allianz plc. occupied office headquarters, located in part of the Elm Park Development.
- NAMA on the sale of Project Orange, which was the largest multi-family estate transaction ever transacted in Ireland and sold in one lot to IRES REIT plc.
- Park Developments Group on the sale of Quadrant 3 of “The Park”, Carrickmines and the sale of another portfolio of assets in Carrickmines, each sold to IPUT plc.
- GAM (formerly Renshaw Bay) on real estate financing and debt restructure of the Moriarty Group, with loans held by NAMA.
- GAM (formerly Renshaw Bay) on loan on loan financing and debt restructure of Project Roufis (Peters Group) with loans held by Cerberus.
- Sispar Limited on the disposal by Sisk of its interest in the residential development aspects of the Greystones Harbour Project to Targeted Investment Opportunities plc, (TIO - an umbrella fund of which Oaktree is the investment manager and Bennett Construction is the asset advisor).
